Please be courteous to other neighbors, this is a neighborhood part of an association. Please refrain from bringing people that are not part of the booking, there is no parties or gatherings allowed. No smoking of any kind allowed inside the home. Garage is available for parking. Pool heater is available for an $100 extra charge per day, we need 24 hour notice. If tampering with the pool equipment leads to damage it will be charged. We don’t do only one day heating. The heater charge will be for the entire stay. “The Owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith”. You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose. The use of this Short-Term Rental to house sex offenders is prohibited by State Law and by the Fountain Town Code. The Owner of this Short-Term Rental is required to perform a background check on you and your guests prior to your stay.”

We expect guests to treat our home as if they were staying at their best friend's home. Please treat it with respect and know that a lot of work went into it. *****COUCHES ARE NOT FOR SLEEPING NOR STANDING***** Smoking of any kind (this includes but not limited to cigarettes, vape, Tobacco, e-cigarettes, weed, marijuana, etc) house parties, and rowdy behavior are not permitted on the property. This is not the house for you if you are looking to have a party or bring the party back with you. There will be a $250 fine for cleaning, getting rid of odors and repair damages. Pool heater is available for an $100 extra charge per day, we need 24 hour notice. If tampering with the pool equipment leads to damage it will be charged. We don’t do only one day heating. The heater charge will be for the entire stay. Guests are expected to be respectful of the neighbors by keeping noise levels to a minimum and respect quiet hours from 10pm to 7am. Guests must leave the property in the same condition as it was when Guests arrived. The house is available to registered, paying Guests only. No additional guests are allowed inside the house without consent from the Homeowner. Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises of this property or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they may invite, with Homeowners consent, to use the premise. Pets are NOT permitted on the property without prior written approval from Homeowner. There is no off-street parking. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. There is no daily housekeeping service. Linens and bath towels are included in the rental, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. Any evidence of damage caused by Guests will result in additional charges to Guest, depending on the extent of damage.
